7P.M. - Special Permit Renewal Application filed by Andy Moerlein and Donna Dodson, 123 Summer Street, Maynard, MA 01754.   The subject property, 123 Summer Street, is located within the S-1 Zoning District. Consistent with Section 3.2.5 and 10.2 of the Zoning By-laws, the petitioner is requesting renewal of the Special Permit allowing a Trade Shop use (Artist Studio) within the subject property, originally approved September 8, 2022.

Variance Application filed by Elizabeth Peterson, 31 Fairfield Street, Maynard, MA 01754.  The subject property is a non-conforming single-family dwelling on a non-conforming lot located in Zone S-2 (Single Family Residence District 2). Per Maynard Town By-laws Section 5.1.4, the applicant is requesting a Variance from the maximum building coverage of 15% percent, extending the existing non-conformity from approximately 25% to approximately 31% percent and increase the Impervious Coverage of 40% percent, to approximately 43%.
