Property Assessments for Fiscal Year 2022

The Assessing Department has completed its Revaluation for Fiscal Year 2022 of all taxable property in the Town of Maynard as required by the laws of the Commonwealth of Massachusetts. Your total value for FY2022 was determined after a complete market and cost analysis and is representative of full and fair cash value as of January 1, 2021. Certification from the Department of Revenue was received on December7, 2021.

Fiscal Year 2022 Tax Rates

Residential $20.52 per 1,000 of value
Commercial $27.36 per 1,000 of value

A key provision of Prop 2 ½ is that inflation cannot add revenue and can only reduce the tax rate. The result is that as the value of property increases, the tax rate must drop. Conversely, if the values go down, the tax rate goes up. Inflation or deflation in value is revenue neutral.

The assessors do not determine or modify the total tax to be collected. The assessors do distribute the tax burden equitable. The process is continuous. Once the values are certified by the Department of Revenue, the assessors set the tax rate by dividing the levy (amount to be taxed based on the approved budget) by the total taxable value.

It is the mission of the Assessing Department to establish and maintain the full valuation of all real and personal property in the Town of Maynard. Property Inspections by Assessing Department are Underway

The Assessing Department wishes to notify Maynard residents that beginning in August 2022 and running through September 2022, inspections will be conducted throughout the town. These inspections will be conducted Monday through Thursday, from 9:30 am until 3 pm by Angela Marrama your Chief Assessor and staff from Patriot Property Inc.

Any property owner who has pulled a building permit in the last year and anyone who did not finish work on previous permits can expect a visit from the Assessing Department. Cyclical Inspections will also be conducted as mandated by the Department of Revenue to ensure accuracy of assessing records.

If any property owner receives an assessor's card on their door indicating a visit, please call and set up an appointment as soon as possible. The Assessing Department would like to thank you in advance for your cooperation with this very important matter.
